1. Open all mail from your lender-even if it's scary.
There may be legal notices in there that are important. There should also be contact information for help regarding help that may be available to you.
2. Call Your Mortgage Servicer-ask about loss mitigation options.
You may qualify for programs that help distressed homeowners.
3. Gather Financial documents (pay stubs, taxes, hardship letter).
Have the information available so you can relay it to the right people that can help you.
4.Write down your hardship story: What changed in your life?
The lender will need a "hardship" to submit in order to consider your modification, refinance, or short sale.
5. Do NOT sign anything from a stranger offering to “fix” your loan
The only entity that can "fix" your loan is the lender.
6. Contact a housing counselor: HUD.gov (Free Help)

Jennifer was amazing from beginning to end. She's knowledgeable and so kind! I felt genuine care and commitment from her. She got the answers to all my questions right away, and was always available. More than just my realtor, I can say she became a friend. I would highly recommend!

Jennifer has been my Realtor for the purchase and sale of three properties, and I am always impressed by her dedication and professionalism. My most recent property was purchased when there was very low inventory and others said it would be difficult to find a property in the short time period that I needed. She helped me close on the sale of my previous property and found me a replacement home that we closed on in THREE WEEKS! She is efficient and really listens to her customers. Jennifer is the ONLY real estate agent that I will use!

Jennifer’s deep knowledge of the real estate market and her meticulous attention to detail make her an invaluable guide when buying or selling a home. If you are looking for a realtor who is committed, experienced, and truly passionate about her work, I highly recommend Jennifer Porco.

Jennifer made our first time home buying experience amazing! Jennifer brings a wealth of knowledge to the table and is there to serve you. Her caring demeanor made the process stress free and she takes the time to ensure her clients understand every fine print detail. We couldn't be happier with how things turned out! We are loving our new home and we greatly appreciate her dedicated work ethic and commitment to us. Colorado is an in demand market and she found us everything we wanted. Thank you again!
